Tips for Your Housing Search

When choosing a place to live during your studies at Focus College, keep these points in mind:

  • Start Early: Begin looking well before your program starts to secure the best options.
  • Think Transportation: Ensure your accommodation is close to public transit or within easy reach of the campus.
  • View Before You Commit: Always schedule an in-person or virtual tour before signing an agreement.
  • Stay Safe: Be alert to scams. Do not send money until you have confirmed the legitimacy of the rental.

Know Your Rights as a Student Tenant in BC

As an international or local student renting in British Columbia, it is essential to understand your rights and responsibilities. These are outlined in the Residential Tenancy Act (RTA), which governs the relationship between tenants and landlords.

Key protections include:

  • The right to a written lease
  • The right to privacy in your home
  • The right to dispute unfair practices such as wrongful evictions or unjust rent increases

Resources for Tenancy Support

If you face challenges with your rental arrangement (such as issues with repairs, disputes over rent, or eviction notices) support is available:

  • Tenant Resource & Advisory Centre (TRAC): A non-profit that educates and supports tenants with information, advice, and advocacy.
  • Residential Tenancy Branch (RTB)Offers mediation and dispute resolution services between landlords and tenants.

Protect Yourself with Tenant Insurance

Tenant insurance (sometimes called renter’s insurance) provides peace of mind and protection in case of unexpected events. It covers:

  • Personal belongings (theft, fire, or damage)
  • Liability protection if an accident happens in your rental unit
  • Temporary living expenses if you are forced to leave your home due to emergencies

Most insurance providers in BC offer renter-specific policies, many of which can be applied online, over the phone, or through an agent. Costs are typically affordable, making it a smart investment for students.
